GLADES OWNERS ASSOCIATION MEETING January 24, 2008

In attendance - Cavaleri, Clements, Friess, Cox, Easter, Lloyd. Owners - 6. Meeting called to order at 6:30PM by Cavaleri, president.
Motion to accept minutes of Nov. 15, 2007 meeting made by Friess, 2nd by Cox. Motion carried with one abstention.
Treasurer’s report - Year end report for 2007 was distributed. Final balance after settlement of the lawsuit, collection of back dues and interest accrued is $55,494.71.
The CD of the reserve account has come due and the reserve with interest is now $10,670.09. This CD has matured and will be renewed. So far a total of 200 owners have paid assessments for 2008. Differences in amounts of the water bill for each time period are caused by the failure of the city to read the meters in a timely fashion. The association has 3 water meters. Two are paid by Glades I and 1 by Glades II. Water rates have increased and that also contributes to the increase in cost. Perhaps we should investigate the costs involved in installing timers that are moisture sensitive to avoid wasting water when it rains. Motion to accept this report made by Lloyd. 2nd be Clements. Maintenance report - Bids for our landscaping needs were received from Herbiflex and from David Jordan. Herbiflex has reduced their bid to be competitive. Jordan is extremely busy and not always available when we need work. Lloyd suggests we use Herbiflex as they have been reliable and efficient over the years. Motion to contract with Herbiflex for our landscaping needs for the coming year made by Friess. 2nd by Cox. Motion carried with one abstention. Entrance lights have had to be replaced repeatedly. This has cost the association nearly $3000 since Jan. 1st. Not only are the light bulbs broken but the entire fixture has been broken. This is obviously vandalism. Hopefully this situation will be eliminated after the entrances are redone. In the meantime perhaps a letter to owners could help with this problem. Security cameras should not be necessary after the entrances are redone. One Glades II owner is concerned about the lights in the fountains and the condition of the fence. Glades II owners are responsible for the maintenance of the fence. They each should be made aware of this situation. With the construction at Beckrich Rd. Edgewater Beach resort has erected a long section of vinyl fencing. They have offered to sell it to us a very reasonable price when construction is complete. The owners in this area will have to make this decision. They should have several options and the decision must be a majority. We will check with our attorney to find out whether this must be unanimous or can be done with a majority. The ponds are high now but they will drain in good time. There is no danger of flooding. If all areas of the common area are not mowed properly Lloyd should be notified. The concrete bases of the entrance are not sturdy enough to hold new signs. The drawings showing the new designs for the entrances are on display in the back of the room. Motion to seek bids for construction made by Clements. 2nd by Cox. Motion carried with one abstention. The construction of the north entrance will be subsidized by Hombre Golf Club. Edgewater Construction will be offered an opportunity to bid for this work. It is possible they will be able to give us a discounted price. Motion to accept this report made by Easter. 2nd by Friess. Motion carried with one abstention.
A & E report - This has been a quiet time. Animal control was sent a letter about our concerns. This matter has improved. There are still concerns about owners who do not clean up after their animals. There are also concerns about feral cats in the community. Some of the owners are feeding these cats. If this practice is stopped the situation should improved. Animal control will be consulted for a solution to this problem. As usual there are about 10% of our owners who are noncompliant in matters regarding our covenants. Motion to accept this report made by Friess. 2nd by Lloyd. Motion carried with one abstention. Holiday events, the dinner dance and the caroling, were each success. A special thinks goes to the organizer of these events, Julellyn Motley.
Friess feels that word of happenings in the community is reaching only a very few owners. He feels that a publicity person would be in order. In the past we have had a news letter done by a volunteer. He feels this position should be a paid position, perhaps $100 per month. This way every owner would be aware of the happenings in the Glades. A this time we pay monthly for maintenance of our web site. He questions the number of owners who have access to this site. Motion to fund and establish such a position and find someone to fill the position made by Lloyd. 2hd by Easter. Motion carried with one abstention.
Friess has composed a letter to owners asking them to offer their services on the board. He would like to send this letter now. This will be OK as we need volunteers.
One owner has a problem with sprinklers behind his home in Glades II. Lloyd will investigate this matter.
