GLADES OWNERS ASSOCIATION MEETING November 15, 2007

 

In attendance: Cavaleri, Easter, Cox, Lloyd, Clements. Owners - 6. Meeting called to order at 6:30PM by Cavaleri, president.

New business -

Cavaleri suggested that the board pay for the members of the board to attend the Association Holiday Party. One member reminded us that by state law we are not allowed to accept compensation of any kind. Motion made by Lloyd to pay for these members. Motion dies for lack of a second.

Caroling in the community was not discussed.

One owner has made contact by letter with other owners whose properties border undeveloped property. She would like the board to force these owners to clear their lots. Owners involved in this issue are not present so no action will be taken by the board. The city has not been willing to take action on this matter either. Our covenants have no provision to cover this matter. Dead and uprooted trees are a threat to some homes. The board will send registered letters to these owners to insure that they are aware of the situation and know that they will be responsible should there be damage to the home of another owner.

David Bowers, a state certified wind inspector, spoke about My Safe FL Homes a state program. Free wind mitigation home inspections will be done and grants can come from the state to help upgrade to the current codes. This will hopefully also reduce the cost of our homeowners insurance. He has business cards for distribution tonight. Call him and he will schedule an inspection for your home.

Some corrections to the Oct.18th minutes need to be made. These were written, given to Clements, and will be corrected for the official records. Perhaps uncorrected minutes could be posted with a note that they have not been approved. Motion to accept these minutes with corrections made by Lloyd. 2nd by Cox. Motion carried.

Treasurer’s report - In the absence of Friess the treasurers report was read by Cavaleri. Financial statements are available for those who want them. This will be placed into the official records. All 2007 dues have now been paid. Friess would like for the board to consider raising the annual dues to $200 beginning in 2008. An owner feels that if we increase the dues we will have too large an amount in reserve and could be legally in jeopardy. This proposal will not be considered at this time. Motion to accept this report made by Lloyd. 2nd by Easter. Motion carried.

Maintenance - Lights at the entrances are still being vandalized repeatedly. This is a big expense for the board. At this time the pumps in the Glades II ponds are working. Motion to accept this report made by Lloyd. 2nd by Cox. Motion carried.

Architectural and environmental - Letters and follow-up postcards are being sent. Glades Turn seems to be the worst area. There are many renters on this street. Animal control has been notified of the problem of unleashed animals and they can now take further action. Motion to accept this report made by Easter. 2nd by Cox. Motion carried.

Renderings from the architect for reconstruction of the entrances are on display. This needs to be done because the concrete bases are crumbling and need to be replaced. These drawings are designed to give the impression of a residential closed community. If this rendering is approved by Wes Burnham (perhaps to include mention of Hombre Golf Club at Bach Beach) He may assume part of the cost of this venture. These drawings show some pavers in the street. After searching public records the architect believes the entire entrance at Beckrich Rd. is owned by the Glades. Some discussion followed about this. If we do not own this property we cannot redesign the road at Beckrich. Most people present liked the drawings. Motion to seek bids for this construction made by Easter. 2nd by Cox. Motion carried.
