The Glades HOA Meeting – May 27, 2010
DISCLAIMER: THIS IS A DRAFT OF THE PROPOSED MINUTES OF THE GLADES OWNERS ASSOCIATION MEETING. THESE MINUTES ARE NOT OFFICIALLY APPROVED, BUT APPROVAL WILL BE ON THE AGENDA AT THE NEXT BOARD MEETING.
The Glades Homeowners meeting was called to order by Gus Martell at 6:30pm.

Gus Martell discussed a letter from Ed Smith, PCB Director, regarding the issue of speeding within neighborhood. Mr. Smith is very willing to help in controlling speeding, with reference to specific streets and patrolling police in neighborhood. Discussion about police presence in The Glades was addressed. The letter addressed the City’s and the police department’s willingness to assist with speeding issues along particular streets. The letter will be retained in the record file held by George McNitt.
Old Business:
In Old Business a neighborhood newsletter was brought up again. George suggested that Gus create a newsletter in coordination with Judy Berberich. Judy maintains a current file of community issues. Gus asked for additional information for a newsletter. Judy asked if newsletter would be monthly. It was suggested not to do a monthly; but a quarterly newsletter.
Treasurers Report:
George brought up outstanding payments, totaling 13 homeowners. He mailed 7 new lien notices; in addition to the 3 lien notices he mailed last month. July 1 is the filing deadline on late fees. Late notices and liens were filed against 98 Hombre Circle; 115
Grand Heron; 120 Hombre Circle; 310 South Glades Trail; 139 Glades Turn (estate); 204 S. Glades; 101 Hombre Circle; 114 Hombre Circle; 146 Hombre Circle; 130 Grand Heron; 105 Heron Turn; 115 Heron Turn. Outstanding fees total $4243.00. Discussion among the members in attendance continued about homes in foreclosure and bankruptcy proceedings. George disclosed the P&L statement for the first quarter of 2010. Glades expenses showed a decrease in expenses in lighting due to new energy efficient light bulbs. Discussion about general maintenance fund; George and Judy discussed the fencing along South Glades Trail adjacent to the church property. Discussed that the fence replacement should be placed in the reserve fund; rather than in general maintenance fund. Plans were mentioned about finishing the fence along the church property line in the future. Gus entertained a motion to transfer $3033.00 to the reserve fund. Tom Holmes approved the motion - Art Chambers seconded the motion. George mentioned that the total cost for the new entrances was $97,676.00. On a final note…President Gus Martell complimented George McNitt on the great job he was doing as The Glades Treasurer.
Environmental:
Gus discussed issues with fences; stating that someone put up a raw wood fence; stating that the homeowner said she would paint the fence once it was cured. Tom mentioned a homeowner is on Glades Turn who wanted to widen his driveway and requested taking out two palm trees. Gus said he also had a request from Dan Freiss about putting up a dog run; Gus tried to contact Bob.
Maintenance:
Judy asked Gus to write a letter to Don Jordan, who donated two LED lights to put at the entrance on Middle Beach. All the landscaping has been completed, including placing daylilies on R. Jackson. She said that Bay Landscape was looking at four "hot spots" and keeping an eye on bare spots. Estimate for adding phase three of the fence to be completed in the fall, for $1800 would complete the next phase of fence. Corinne Cox asked about the fence behind her Mother’s home; stating that a hole existed in the fence allowing raccoons to come in. Judy said that the new addition to the fence would complete the Glades border fence. Gus asked for a motion to accept the maintenance report, approved my Tom Holmes; seconded by Art Chambers.
New Business:
Judy asked again that a letter be sent to Don Jordan. George asked about the search for a new board member? Diana mentioned neighbor in 210. Judy said that she would be willing to go on the Board. Gus said that would great. The board unanimously agreed to appoint Judy Lee as a board member to fill the space vacated earlier in the year.
Gus asked Art about By-laws. Art said there was a difference between by-laws and covenants. Art suggested that that the board not change the covenants at this time. George McNitt asked if this has been discussed with the attorney, WC Henry with Burke & Blue. Gus suggested that Art make an appointment with the attorney. There was general discussion about how we can force homeowners to take care of their lawns.
Meeting was adjourned at 7:19 pm. The next meeting of the Glades Homeowners Association will take place on Thursday, July 22, 2010.
